Under section 7 of the Zoning Ordinance all uses are required to meet a parking
demand based off the closest listed use in the zoning Code. The existing structure
located at 1716 Mineral Spring Avenue is proposing to move a salon into unit 1 which
would require 3 parking spaces. There is a total of 9 spaces on the property with 4
being utilized by Healthy and Fit Nutrition and 3 being used by Pro Fix. The property
has 2 unutilized spaces with all existing uses on property requiring a parking modifi-
cation of 1 space.
Section 806 Administrative Modification of the Zoning Ordinance permits the Zoning
officer to grant administrative modifications of up to 15% of the literal dimensional
requirements of the Zoning Ordinance.
Subsection 3 of section 806 Administrative Modifications of the Zoning Ordinance
states:
If written objection is received within 14 days, the request for a modification
shall be scheduled for the next available hearing before the Zoning Board of
Review for an application for a dimensional variance following the standard
procedures for such variances. If no written objections are received within 14
days, the Zoning enforcement officer shall grant the modification
